Case Study 01 — Estate Settlement
Settling a Bangkok Property Estate for a Family Based Abroad
The Situation
A family in the United Kingdom needed to transfer a Bangkok townhouse left by their late father — a Thai national — to themselves as his only heirs. They had a copy of a Thai will but were uncertain whether it was valid, and could not travel to Thailand easily.
Our Approach
We reviewed the will and confirmed its validity. Communication and instructions were provided entirely in English. We prepared the probate application and managed Land Office correspondence on behalf of the family, advising them on what documents needed to be notarised and apostilled from the UK before one family member made a single visit to complete the title transfer.
The Outcome
The estate was settled and title transferred to the heirs within approximately five months. One trip to Bangkok was required for the final Land Office step. The family had a clear picture of timeline and costs from the start, and the process required no more of their time than was necessary.

Resolving a Contested Estate Between Two Branches of a Family
The Situation
A Bangkok client came to us after a dispute arose between herself and her late mother's stepchildren over the estate — which included a residential property and savings accounts. Both parties had some legal basis for a claim and the situation had become tense.
Our Approach
We reviewed the estate documents carefully and set out our client's legal position clearly and honestly — including where it was strong and where it faced difficulty. We then prepared a formal position and entered into correspondence with the other party's representative, working toward a settlement that avoided court proceedings.

Will Preparation for an Expatriate with Thai and Foreign Assets
The Situation
A long-term expatriate resident of Bangkok had both a Thai condominium and financial assets in his home country of Canada. He had a Canadian will but no Thai will, and was concerned that his estate might be complicated for his children to settle when the time came.
Our Approach
We explained clearly how a Thai will interacts with his Canadian arrangements and what it would cover. After two conversations at his pace, we drafted a Thai will that covered the condominium and any other Thai-held assets, consistent with his broader estate plans. We guided him through execution and witnessing requirements under Thai law.
The Outcome
The client completed the process in under three weeks with two in-person meetings and one follow-up by email. He now holds a properly executed Thai will alongside his Canadian arrangements, and feels confident that the Thai side of his estate is clearly documented.
