Settling a Bangkok Property Estate for a Family Based Abroad

The Situation

A family in the United Kingdom needed to transfer a Bangkok townhouse left by their late father — a Thai national — to themselves as his only heirs. They had a copy of a Thai will but were uncertain whether it was valid, and could not travel to Thailand easily.

Our Approach

We reviewed the will and confirmed its validity. Communication and instructions were provided entirely in English. We prepared the probate application and managed Land Office correspondence on behalf of the family, advising them on what documents needed to be notarised and apostilled from the UK before one family member made a single visit to complete the title transfer.

The Outcome

The estate was settled and title transferred to the heirs within approximately five months. One trip to Bangkok was required for the final Land Office step. The family had a clear picture of timeline and costs from the start, and the process required no more of their time than was necessary.

We guided him through execution and witnessing requirements under Thai law.
